The market is hot and right now is a great time to sell your property if you have been considering it. Some believe that selling in the Winter isn’t the best idea due to less market activity but in reality selling in the Winter gives sellers some advantages over selling in the Summer. Below are a few advantages that selling in the Winter will give you.
- Less competing homes are available for sale. Easier to catch a buyer’s attention.
- Good listings sell fast and for top dollar! Most listings that sit on the market are over-priced or junk that nobody wants to buy.
- Serious buyers are still looking to buy a home, tire kickers tend to stay away until Spring when more inventory is available.
- Inventory/competition nearly doubles in the Summer. Plenty of good listings available for sale in the Summer, this makes it harder for your property stand out. It is easier to make your house stand out against 8 competing listings than it is against 15 competing listings.
- People are fleeing from high tax states in the Northeast and Florida is ranked #1 on the list of states with the most new residents. Winter is a good time to attract buyers that are visiting for the Holidays and have plans to relocate.
Other states have drastically slow Real Estate markets in the Winter do to the weather. In Florida we don't have to deal with snow storms, our Winter slow downs are usually caused by consumers spending Holiday money and traveling. It is no secret that the market activity slows down, that shouldn't really matter to sellers that are serious about selling. A seller only needs 1 buyer, market activity doesn't really affect sellers as long as the house is priced right and looks attractive. In the West Borward market (Pembroke Pines, Miramar, Weston, Southwest Ranches, Davie, etc.) and most South Florida cities, homes sell no matter the time of the year as long they are priced correctly.
In conclusion, if you’re considering selling your property don’t wait for the competition! Although Winter is the slow season in Real Estate it is still a great time to sell.
